DESIGN-BUILD
PROCESS
Design-build
partnerships provide unique solutions to owner requirements. Design-Build
provides the opportunity for innovation from project inception to
completion. Traditional, fixed price methods often limits the potential
for creativity.
Knowledge of
design criteria and construction techniques are important factors
in making final choices. On-site operations can begin almost immediately,
allowing final design details and working drawings to proceed concurrently
with construction.
Design-Build
differs from more traditional construction relationships in that
the Owner deals with a single entity. The Design-Builder co-ordinates
the design and construction phases under one contract. Working as
a team can fast track the entire process resulting in lower costs
for the Owner.
GENERAL CONTRACTOR
With the General
Contractor relationship, the owner provides the team leadership
and engages the architectural and engineering consultants, and the
Construction Manager, or General Contractor directly. The General
Contractor manages only the construction process which usually includes
tendering Trade Contractor bids.
